When is my rent late?

Rent is late on the 3rd after 10 a.m. each month. It is $30 on the 3rd and $5 each additional day beginning on the 6th.

Can additional furniture be brought into the apartment?

Yes. Additional furniture is allowed. Just keep in mind that patios can only contain outdoor furniture.

What size are the beds?

The beds are full size extra long. You will need full-size sheets or you can also buy queen size sheets to fit.

When is my first payment due?

All new leases beginning in August will have a payment due July 15, 2012 and your next payment will be due September 1st. Rent will be due on the first each consecutive month.

If I am over 21, do I need to have a guarantor?

Yes. Since The Reserve on Frankford is a student housing community, we require all residents to have an apartment lease guarantor. The only exception is if you were to pay a 3 month deposit. This is not applied to your rent and is returned upon move-out assuming the apartment is left in good condition.

Will you send me a bill each month for rent?

The Reserve on Frankford does not send out bills for the monthly rental amount. It is understood that the monthly rental amounts are due on the 1st of every month, unless otherwise noted. This is regardless to which day of the month the 1st falls on. You may pay early or several months in advance as well.

Can I pay my bill with a credit card? Is there an extra charge?

Great News! The Reserve on Frankford added a new feature that lets you pay online! View your balance, submit electronic checks, or pay with a Visa, MasterCard, or Discover from any computer. You can even submit maintenance requests! Just log on to our website, click the "Resident's Only" link and "Pay Rent." This will take you to our resident rent pay portal. There is a small convenience charge for this service.

How many people live there?

The Reserve on Frankford houses 737 residents.

Is parking available?

We offer optional covered parking for an additional $25.00 per month. Covered parking is subject to availability. There is adequate parking for all residents.

What utilities are included in my rent?

The Reserve on Frankford covers water, sewer, garbage, gas, cable w/ HBO, Internet access, and $30.00 per bedroom for an electricity cap.

Can I request an apartment or roommates?

Yes, you are allowed to make specific requests.

What if I need to cancel my lease?

There is no early termination clause to the lease agreement. If you must terminate your lease prior to the end date, you must find someone to sublease your apartment. Subleasing is outlined in your lease contract and you must go through the office for all subleasing.

Can I use my financial aid?

Our residents may use their financial aid, however they are still required to pay the rental amount on time regardless of when the financial aid arrives.

How close to campus are you?

The Reserve on Frankford is approximately 5 miles from the TTU Campus, 1/2 mile from LCU and 26 miles from South Plains College.

What types of apartments/rooms are available?

The Reserve on Frankford offers 4X4, 4X2, 3X2, 2X2, and 1X1.

What types of leases are available?

We offer a 12 month lease, a 10 month lease and a 5 month lease. Short term leases do carry additional fees.

How do our rates compare to on-campus housing rates?

When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities, and community amenities. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.

When can I move in?

Our standard move in date is August 18, 2012. We do allow leasing throughout the year based on availability and qualification. Call for availability.

When do I put down a deposit?

We do not require a deposit, so long as you have a guarantor. You may put down a 3 month deposit, in lieu of a guarantor.

Do I have to have a meal plan?

We are not associated with any of the Universities, therefore we do not require a meal plan. Your apartment will come with a full kitchen, with all cooking capabilities! And we're conveniently located across from a grocery store!

If I pay in full, do I get a discount?

At this time, we're not offering any discount for paying in full. However, you will not have to worry about missing a payment or getting any late fees!
